Nashville's formula was always music plus outdoor access plus Southern food plus affordability. The first three are intact. The fourth has eroded a lot since 2018, and the rent line now reads $1,790.
This list finds cities with similar things-to-do and outdoor profiles at rent under $1,400. They are not trying to be Nashville; they are the places where the original Nashville formula still holds, and every blurb reports the rent gap.
