Best cities for a $40k salary

Median rent under $1,350, which is where $40k stops being a survival budget. Ranked on cost first, then on whether the city is worth it.

By Karol Gajda

At $40,000, the standard advice to keep rent under 30% of gross means finding a place at $1,000 a month. In most of the country that number does not exist anymore. But it exists in more cities than the coverage suggests, and several of them are real cities rather than places you commute out of.

This list caps median rent at $1,350 and ranks by affordability first, with things to do and walkability weighted next so the answer is not simply the cheapest place on the map. Every city here leaves genuine room between rent and gross pay.

common questions

Can you live on $40k a year?
It depends almost entirely on rent. At $1,350 a month rent is about 40% of gross, which is tight. The cities at the top of this list come in meaningfully below that.
Why is rent measured against gross pay?
Gross is the comparable number across states with different tax rates. Actual take home will be lower, so treat these percentages as a floor rather than a budget.
