AAA's 2025 figures put the all-in cost of owning a car at $12,297 a year: payment, insurance, gas, maintenance, and the depreciation nobody likes to count. That's $1,025 a month before you've gone anywhere. In a walkable city, that line item simply disappears, and the rent premium that looks scary on paper starts to look like a wash, then a discount.
This list ranks the cities where that math actually plays out. Walkability does most of the work (40%), with activity, weather, and parks behind it so the cities that rise are the ones where being on foot is genuinely pleasant, not just technically possible. We left the rent cap off on purpose: the point of this list is to show you what walkable looks like at every price tier, not to pretend Manhattan and Pittsburgh are competing for the same dollar.

San Francisco tops the list, and it isn't close. Walk Score 99, 312 pleasant days a year, and a sidewalk culture (rent at $3,146) that makes the car genuinely optional, not a hypothetical you'd need to engineer.
